Charlotte Airbnb Host Handyman Guide (2026)
We service 60+ short-term rentals across Charlotte, mostly clustered in Uptown, NoDa, Plaza Midwood, Dilworth, and South End. Airbnb hosts have a different work pattern than homeowners — same-day urgency, recurring issues (door locks, TV mounts, drawer slides), and tight turnover windows. This guide covers what we do for STR owners, our flat-rate options for common turnover fixes, and the prevention work that cuts your repair calls in half.
Why STR Hosts Use a Handyman Differently
Homeowners call us when something breaks. Airbnb hosts call us before something breaks — because a 4-hour outage on a Saturday afternoon costs them $300+ in refunds and a 1-star review.
The top three calls we get from Charlotte Airbnb hosts:
1. Smart lock dead battery or rebooted in the wrong mode — guest can't get in. We've memorized the reset sequences for Schlage Encode, Yale Assure, August Wi-Fi, and Eufy. Average response time: 90 minutes from call to working lock.
2. TV not turning on / soundbar disconnected / streaming stick missing. We bring spare HDMI cables, Roku and Fire Stick remotes (the ones guests inevitably walk off with), and a basic understanding of every major TV menu structure.
3. Toilet running constantly or shower head dripping. Recurring on every property — guests don't tell hosts about minor issues until they leave a review. We do a 'reset audit' between bookings and catch these before they show up in reviews.
Flat-Rate Turnover Fixes (Charlotte Airbnb Hosts)
We offer flat-rate quotes on the recurring jobs Airbnb hosts ask for. These are the per-visit prices for STR clients:
Smart lock battery + factory reset + new code: $65 (under 30 min on-site).
TV input troubleshoot + remote replacement + streaming app re-login: $85.
Toilet flapper or fill-valve replacement: $95 including parts.
Shower-head drip fix: $75 including parts (cartridge or seat-and-spring kit).
Door strike-plate realignment (door not latching): $65.
Loose handrail / wobbly chair / cabinet hinge tighten — anything under 10 minutes, $45 minimum per visit.
Same-day call-out fee: +$45 if booked under 4-hour notice. We try to absorb this for our recurring STR clients.
Pre-Listing Punch List for Charlotte Airbnbs
Most properties we onboard need a $400–$1,200 punch-list visit before they're 5-star ready. Common items:
Wall anchors for art and mirrors. Every Airbnb has at least 4–8 wall hangings that came loose from previous guests. We re-anchor with toggle bolts (40 lb load minimum) and add bumpers to frame backs.
Door stops everywhere. Bedroom and bathroom doors need wall-mounted or floor-mounted stops to prevent knob damage. $7 per door, 5 minutes each.
Kid-safe cabinet latches. If your listing accepts families, the kitchen needs at least 2–3 magnetic safety latches on cleaning-supply cabinets. We install with adhesive (no drilling), 10 min per cabinet.
Garbage disposal tune-up. Allen-wrench unjam + worn-out splash guard replacement. Saves you from the 'disposal smell' reviews.
Weatherstripping on exterior doors. Drafts get mentioned in winter reviews. $35 in materials per door, 25 min labor.
GFCI outlet test in every bathroom and kitchen. Failed GFCIs are the #1 reason for guest electrical complaints. We replace any failed ones on the spot ($25 part + 15 min).
Damage-Triage After Bad Guests
About once a quarter, a Charlotte host calls us with damage from a problem guest. We triage and document so you can submit to Airbnb's resolution center.
Wall holes (knuckle, headboard, doorknob): $85–$165 for patch + texture match + paint. We photograph before/after with timestamps for your AirCover claim.
Furniture damage (broken drawer slide, cracked table leg, torn upholstery): we assess on site and either repair (typically 60–70% of cases) or recommend replace.
Flooring (deep scratches, burn marks, stained carpet area): we patch scratches in LVP and hardwood, refer professional carpet cleaners for stains.
Lost/stolen items (TVs, smart hubs, batteries): we install replacements with anti-theft mounts where it makes sense (TV security plate $35 + install).
We provide written invoices with photo documentation suitable for Airbnb claims. Hosts have a 60-day window to file — we'll prioritize same-week service if there's a pending claim.
Charlotte STR Neighborhoods We Service
Uptown (28202): mostly condos. Tight 30-minute turnover windows because cleaners are also booking. We coordinate with the cleaning crew.
NoDa (28205, 28206): older bungalows and new mid-rise apartments. Older homes need more screen-door, hardwood-floor, and HVAC-vent work. New units mostly cosmetic.
Plaza Midwood (28205): 1920s–1940s homes, character but lots of repair calls. Original doors that stick, vintage fixtures that drip.
Dilworth (28203): mix of restored historic and newer infill. Restored homes have the most maintenance.
South End (28203, 28209): newer construction, mostly soft repairs (lock resets, TV troubleshoot, occasional shower head).
Myers Park, Eastover (28207): luxury rentals. Higher expectations on finish quality. We bring extra care here — Benjamin Moore color-match on every paint touch-up.
Ballantyne, Providence (28277, 28270): suburban STR rare but growing. Larger homes, more square footage to inspect on turnover.
How to Set Up a Recurring Relationship
Send us your property addresses and host-side contact preferences (SMS, WhatsApp, email). We add you to our STR roster.
We save lock codes and Wi-Fi credentials in an encrypted note (each property gets its own entry, accessible only to me and one backup tech). We rotate these every 90 days and after each cleaner/handyman handoff.
We send a monthly summary of every visit, what we fixed, and what we recommend before next month — useful for your bookkeeping.
