Deck Staining & Sealing in Charlotte (2026 Cost Guide)
A 12 by 16 ft Charlotte deck typically runs $400–$650 for professional staining and sealing. Pricing depends on board condition, prep needed, and the stain you choose. Here is what we charge, why prep matters more than product, and when DIY makes sense in Charlotte's humid summers.
Real Charlotte Pricing — 2026
Standard 12x16 ft deck (192 sq ft): $400–$650 turnkey, including pressure wash, sand, two coats of stain, and sealant.
Larger 16x20 ft deck (320 sq ft): $700–$1,100. Most Ballantyne and SouthPark decks fall in this range.
Multi-level decks with railings: add $150–$300 per level. Each spindle needs to be hand-brushed.
What's Actually in That Price
Pressure washing first — a Charlotte deck collects pollen, mildew, and tannin stains that no stain will hide. We use a 1500–2000 PSI rinse with deck cleaner ($30 in materials).
Light sanding raised grain after wash dries — this is the step Big Box installers skip and is why their finishes peel in two seasons.
Two coats of semi-transparent or solid stain (Cabot, Sherwin-Williams SuperDeck, or Sikkens). Materials are $80–$160 depending on coverage.
Final sealant pass on the top boards, where the sun hits hardest.
Charlotte Climate Reality
Our humid summers mean a deck stained in May should ideally be re-coated every 2–3 years on horizontal surfaces. Vertical railings hold finish 4–5 years.
Do NOT stain in direct afternoon sun in July — surface temperature on dark stain hits 130°F and the finish flashes off before it can soak in. We schedule deck jobs for early morning or shaded conditions.
Do NOT stain a deck within 24 hours of rain or before rain in the next 12 hours. Charlotte storms are unpredictable and ruin a fresh stain.
DIY vs. Hire Out
DIY works for: small decks (under 100 sq ft), simple flat surfaces, no railings, you already own a sprayer or have time to brush.
Call a Charlotte handyman when: more than 200 sq ft, multiple levels, a deck older than 5 years (rotten boards need replacement first), or you are renting power-washer + sprayer (rental + materials often cost more than hiring).
FixCraft VP brings everything — washer, sprayer, brushes, drop cloths. You do not need to buy or rent anything.
Booking & What to Expect
Most decks in Charlotte are a 1- or 2-day job. Day one: wash and minor repairs. Day two (after 24-hour dry): sand, stain, seal.
We inspect first — if a deck has more than 20% rotten boards, we will tell you up front whether it needs board replacement before staining is worth doing. No upsell, just honest assessment.
Call (980) 201-6705 or book at fixcraftvp.com/contact for a free same-day inspection.
